Rules of procedure
1 Definitions
Property: refers to the house known as Le 7 Brélévenez,
Owner: refers to the owners of the Property,
Manager: refers to the person to whom the Owners have entrusted the day-to-day management of the rental property,
Tenant: refers to the person who has signed the seasonal rental contract,
Guests: refers to people staying in the house with the tenant,
Visitors: refers to people who visit the tenant without sleeping in the house.
2 Rental terms and conditions and impact on the clauses of the internal regulations
The Property can be rented directly from the owners by signing a rental contract, or via a website that sets out the terms and conditions for signing the rental contract and the related mandatory terms and conditions (payment on booking, cancellation terms and conditions, deposit). Whichever method is used to sign the contract, the house rules are communicated before the property is let and their clauses are binding on all Tenants, except for the mandatory terms and conditions of the websites.
3 Compliance with the Internal Regulations
The Tenant, Guests and Visitors must comply throughout their stay with the Internal Regulations and any other instructions given by the Owner or Manager.
Breach of any of the rules contained in these Internal Regulations constitutes a breach of the contract for the occupation of the house, in accordance with the Rental Agreement.
The Owner reserves the right to terminate the occupancy permit and evict from the house any Tenant, Guest or Visitor who refuses to comply with the Internal Regulations or causes a nuisance that disturbs neighbours or other residents of the community.
4.nature of the lease
The rental contract concerns the rental of a property located in the Brélévenez staircase in Lannion (Côte d'Armor). The parties declare that the purpose of this lease is not to rent premises for use as a main residence or for mixed professional and main residential use. Consequently, they agree that their respective rights and obligations will be governed by the stipulations of this contract, as well as by the decree of 2 August 2010 and, failing that, by the provisions of the Civil Code.
The premises covered by this contract are let as furnished tourist accommodation on a seasonal basis.
5.description of the leased property

This 125m2 house, built at the beginning of the 19th century and fully renovated in 2024, sleeps a maximum of 9 people. It is located in the middle of the Brélévenez staircase conservation area, 300 m from the pedestrianised centre of Lannion and 1 km from Lannion TGV station.
On the way to the beaches of the Côte de Granit Rose (Perros-Guirec, Ploumanac'h, Trégastel, Trébeurden), this 3-storey house will give you easy access to the whole Côtes d'Armor region.
Pleasantly decorated, comfortable (new bedding, sheets and towels provided) and well-equipped, you will have :
Ground floor,
- a small reception garden of 23m2 overlooking the stairs, with 1 table and 2 chairs,
- a 7 m2 entrance with a shoe-removal bench and shoe storage,
- an 18m2 lounge with oak parquet flooring, 2 2-seater sofas, 3 armchairs, 2 footstools, 1 rocking chair, 1 coffee table and a large bay window overlooking an interior terrace and a window overlooking the Brélévenez staircase,
- an 18m2 dining room with a table to accommodate the property's 9 guests (8 chairs and 1 stool),
- a modern, open-plan fitted kitchen,
-A 24m2 outdoor terrace with 4 armchairs, 1 outdoor table and 8 chairs, plus an electric barbecue,
- a utility room with washing machine and tumble dryer, plus a shelf for storing groceries
- a separate WC.
On the 1st floor,
- Chambre Thérian: 1 bedroom (20m2) with a 160 cm double bed and en-suite bathroom (washbasin, shower and WC),
- Art Deco room: 1 room of 20m2 with a 160cm double bed and a private bathroom (washbasin, shower and WC),
- Chambre Déesse: 1 room of 10m2 accessible from the previous room with three 90cm bunk beds for children or adults (the wood is sturdy and the mattresses are thick).
On the 2nd floor,
- A 47m2 Nautilus master suite with
o a lounge with 1 sofa and 2 armchairs,
o a teleworking area equipped with a smart TV screen (office and TV),
o 160cm double bed and en-suite bathroom (washbasin, shower, bath and WC).
6.length of stay
The Tenant who signs this fixed-term contract may not, under any circumstances, take advantage of any right to remain in the premises at the end of the period stipulated in the contract.
7.booking and payment
The booking and payment terms are set out in the rental contract if the booking is made directly on the Le7Brelevenez.com site.
If you book on another booking site, the conditions defined on that site will apply.
8 Assignment and subletting
The lease is entered into intuitu personae for the sole benefit of the Tenant signing the contract or via the website. Any transfer of this lease, any total or partial subletting, any making available - even free of charge and/or by loan - is strictly forbidden. Any breach of this last paragraph will result in the immediate termination of the lease to the detriment of the Tenant, with the proceeds of the lease remaining the property of the Owner.
9.cancellation by the hirer
If the Taker were to cancel the rental, the sums of rent or services already collected would remain the Landlord's property. In the event that the Landlord manages to re-let the property for the cancelled period, it may, at its sole discretion and without the Taker being able to request it for any reason whatsoever, repay part of the sums acquired or offer to carry over the sums to another rental period.
Cancellation of the lease is deemed to have occurred when the Tenant informs the Landlord by any means and the Landlord acknowledges receipt, or when the balance has not been paid by the due date.
10.cancellation by the owner
If the Landlord were to cancel the rental, it would pay the Tenant all the sums paid in advance.
11. arrival
Entry to the Property is via a key box located on the gate of the Property. The code is given to the Tenant before arrival. The Tenant may therefore arrive whenever he/she wishes from 4pm on the first day of the rental period. In the event of late or delayed arrival, the Tenant must inform the Owner so that he can take the necessary steps to deal with it if necessary. Instructions relating to the smooth running of the rental property are available in a welcome booklet sent by email prior to the Tenant's arrival, a copy of which is available in the house.
12.departure
The Tenant expressly undertakes to have vacated the accommodation in full by 10.00 a.m. at the latest on the day specified in the contract, and to return the keys to the key box.
Hosts must apply the following rules on departure:
- The barbecue should be cleaned and stored with its cover in the alcove on the terrace. If grease has fallen on the floor, it should be cleaned.
- The fridge and freezer must be completely emptied: no food, trays or bottles must remain.
- Groceries (salt, pepper, spices, oil, vinegar, etc.) and everyday household products can be left in the house, provided they are in good condition,
- If there are any dirty utensils left in the dishwasher, it must be started so that the cleaning lady can empty it before the next guests arrive,
- Beds must be unmade. Sheets, duvets, pillowcases and bath towels must be folded and placed on the ground floor under the coat rack.
- Garbage bins (kitchen, laundry and bathrooms) must be emptied and placed in the municipal containers located in the following locations
o 1 rue Grégoire Desaunay for glass (2 min walk east past the car park)
o In front of 19 rue de la Trinité at the foot of the stairs for the rest
- House exits must be locked and keys returned to the key box before 10am.
13 Inventory
An inventory of fixtures and fittings will be drawn up jointly by the Manager and the Tenant at the beginning and end of the rental period, with each party keeping a signed copy.
Failing this, an inventory of fixtures and fittings and an inventory of furniture will be given to the Tenant when he/she enters the accommodation. The Tenant has 48 hours following entry into the accommodation to contest the inventory by any means. If the Tenant does not contest the inventory of fixtures and fittings within this 48-hour period, the inventory of fixtures and fittings drawn up by the Landlord will be deemed to have been accepted unreservedly by the Tenant.
In the absence of an inventory of fixtures and/or inventory at the end of the rental period, or if the Taker draws up the inventory of fixtures and/or inventory alone at the end of the rental period, the absence of any dispute by the Landlord within 48 hours of the end of the rental period shall be deemed to constitute the return of the premises in good condition and/or a complete inventory.
In the event of abnormal use of the premises or exceptional soiling, additional cleaning costs will be billed to the Tenant on the basis of the cleaning invoices paid by the Landlord.
14 Guarantee deposit
Before accessing the property, the Landlord may ask the Tenant to provide a security deposit of EUR 2,000 (two thousand euros) to cover damage and/or deterioration to the accommodation, furniture and objects in the accommodation caused by the Tenant, as well as the loss of keys or objects.
The security deposit will be returned to the Tenant within a maximum of 10 days after his/her departure, after deduction, where applicable, of sums covering damage and/or deterioration to the accommodation, furniture and objects in the accommodation caused by the Tenant, as well as the loss of keys or objects, and additional cleaning costs if this has proved necessary.
15.commitments by the lessor
The Lessor declares that he is in full possession of the accommodation and that he has free use and full enjoyment of it during the rental period defined in the contract.
The Lessor undertakes not to carry out any non-urgent work during the rental period. Urgent works are those that are essential to safeguard the property.
16.commitments of the Taker
The Tenant will make peaceful use of the rented accommodation and the furniture and equipment in accordance with the purpose given to them in the lease and in compliance with the internal regulations of which he has taken cognisance. He will be responsible for any damage or loss that may occur during the term of the contract in the premises which he has exclusive use of.
The Tenant will maintain the rented accommodation and return it in a good state of cleanliness and repair at the end of the contract.
The Tenant may not object to a visit to the premises during the rental period if the Landlord or its agent so requests.
The Tenant shall have no recourse against the Landlord in the event of theft or damage to the rented premises.
17.visitors
Guests are authorised to invite a maximum of 4 Visitors per day during their stay and must ensure that Visitors comply with the House Rules.
Under no circumstances may the number of beds exceed 9, and no extra beds or mattresses may be installed in the Property. The sofas may not be used for sleeping.
18.garden and terrace
Guests are free to use the small garden off the staircase or the terrace behind the house. Tables and chairs are available.
19.Parking
Guests and Visitors must comply with local parking regulations and are asked to show consideration for neighbours and other vehicles.
20 Noise and neighbours
Guests and any Visitors must not behave in an antisocial manner and are asked not to make any noise that might disturb the residents of neighbouring properties, especially during the night (10pm to 8am) and on arrival and departure.
Noise pollution is prohibited at all hours and may result in termination of the Seasonal Rental Contract, eviction, loss of costs incurred and deductions from the security deposit.
Guests must inform the Owner of any incidents or complaints from neighbours as soon as possible.
Evening events, parties or any large-scale gatherings are prohibited, which the Taker expressly accepts.
21.pets
Pets are not allowed in the Property due to the possible allergies of some of the Guests staying there.
22 Tobacco, electronic cigarettes, drugs
Guests are not permitted to smoke in the house in any form (cigarette, pipe, cigar, electronic cigarette). Failure to comply with this rule will result in a deduction from the corresponding security deposit.
- the cost of cleaning the house more thoroughly to eliminate odours,
- as well as a lump sum of EUR 300, which will be offered as compensation to the next tenant for the residual odours he will have to bear.
The use of drugs of any kind is prohibited in the house. Failure to comply with this rule will result in the immediate cancellation of the rental, leading to the immediate departure of the Tenant, Guests and Visitors from the house.
23 Monitoring children
Guests are entirely responsible for their children's safety in all circumstances. They must look after them when using the various areas and utensils. It should be noted that the use of the upper bunk beds is not recommended for children under the age of 6.
24.barbecue
An electric barbecue is available on the terrace behind the house. If it is used during your stay, it must be cleaned and stored in its cover in the alcove on the terrace, out of the rain.
25 Furniture, utensils and household linen
Furniture, utensils and household linen must be used as intended.
Towels must not leave the house; they must not be taken to the beach.
26.sand
Beach towels often contain sand from swimming. To avoid clogging the property's bathroom drains, we ask you to shake them well when outside.
27 Breakage and damage
To avoid breakage and damage, furniture must not be moved from one room to another without the Owner's prior agreement. Any broken items or damage caused by the Tenant, Guests or Visitors must be reported to the Owner as soon as possible. The costs of renovation or replacement will be invoiced to the Tenant. This invoice may be recovered via a deduction from the security deposit or a request for additional payment if there is no security deposit or if the amount exceeds the deposit.
The Owner points out that, in view of the high quality of the furnishings, particular care must be taken to maintain and restore the house to its original state.
Destruction, damage or deterioration of property remains an offence punishable by two years' imprisonment and a fine of €30,000, under article 322-1 of the Criminal Code.
28.Safety
Whenever Guests leave the house, they are responsible for ensuring that all windows and doors are closed and/or locked to maintain the security of the accommodation and to prevent potential rain damage.
Guests must turn off lights and electronic devices such as televisions and connected speakers when not in use in order to save energy.
29 Waste and sorting
Guests and Visitors are required to dispose of their rubbish and recycling waste in the bins provided in the house. Two sorting bins are available in the laundry room for glass and cardboard. Under no circumstances should rubbish be left in the house, in the garden or terrace or in a public area of the stairs.
As it is impossible for refuse collectors to use the staircase with their lorries, residents' rubbish and waste for recycling must be disposed of in the containers located downstairs in front of 29 rue de la Trinité.
30.Insurance
The Taker is responsible for all damage caused by himself. He declares that he is in possession of Civil Liability insurance.
31 Payment of expenses
Water and electricity charges for normal use are included in the rental price. In the event of abnormal use, additional charges paid by the Landlord may be billed to the Tenant.
In the event of failure to comply with any of the clauses of the house rules, a financial contribution will be requested at the end of the rental period to cover the cost of cleaning the various textiles in the rented accommodation (curtains, bedspreads, etc.).
32 Termination by operation of law
If the Tenant fails to fulfil any of its contractual obligations, this lease will be terminated automatically. This termination will take effect after a period of 24 hours following a simple summons by e-mail or registered letter or letter delivered by hand which has remained unsuccessful.
33 Disputes
This contract and its consequences are governed by French law. Any claim relating to the rental will be dealt with by the competent court in Paris.
